Downspouts and drainage that keep water off your foundation

A gutter only collects water. Where the downspout puts it decides whether your crawl space stays dry.

Short answer: every downspout should discharge at least 4–6 feet from the foundation, onto ground that slopes away. In East Tennessee clay, a buried drain line running to a pop-up emitter or daylight is the most reliable way to do that.

Why it matters more here

Much of Knox, Blount and Sevier counties sits on dense red clay. Clay doesn't absorb a downpour; it swells, sheds water sideways and washes out. A downspout that empties onto a splash block next to the house puts hundreds of gallons against your foundation in one storm. That's how you get a wet crawl space, a damp basement wall, or a washed-out bed by the front steps.

Options, from simplest to most permanent

Bigger downspouts

Standard 2x3 downspouts clog easily and move less water. Upgrading to 3x4 roughly doubles capacity and lets small debris pass. If you get overflow at one corner every storm, this is often the cheapest fix.

Extensions and splash blocks

Fine for a flat yard with good slope away from the house. They get kicked, mowed over and moved, so they work best where nobody walks.

Buried drain lines

A solid (not perforated) pipe runs from the downspout underground to somewhere the water can go — a pop-up emitter in the yard, a ditch, or daylight on a slope. This is the clean, permanent fix and it keeps the yard clear. On hillside lots it's usually straightforward because there's somewhere downhill to send the water.

Rain barrels

Good for gardens, but a 50-gallon barrel fills in the first few minutes of a real storm. It needs an overflow that's routed away from the house too.

What not to do

  • Don't tie downspouts into a sewer cleanout. Sending roof water into the sanitary sewer isn't allowed and can overload it.
  • Don't point it at the neighbor's yard. Concentrated runoff onto another property creates disputes. We route water to your own yard, ditch or the street drainage path.
  • Don't bury perforated pipe next to the foundation. It leaks water right where you don't want it.

Signs your drainage needs work

  • Erosion trenches or bare mulch under downspouts
  • Water staining or efflorescence on the foundation wall
  • Musty smell or standing water in the crawl space after storms
  • Gutters that overflow even when clean

Common questions

How far should a downspout drain from the house?

At least 4 to 6 feet, onto ground that slopes away. Farther is better on clay soil or near a crawl space vent.

Do underground downspout drains clog?

They can if leaves get in, which is why we use smooth solid pipe, a clean-out where practical, and recommend gutter guards on heavily treed lots.

Can you fix water in my crawl space?

If the water is coming from roof runoff, rerouting downspouts usually makes a big difference. If it's groundwater, you may need a crawl space or waterproofing contractor as well.
